Part-Time Onsite Maintenance Technician – Coastal Condominium Community

Are you a self-motivated maintenance professional who takes pride in keeping properties in excellent condition? We’re seeking a dependable Onsite Maintenance Technician to support a well-maintained beachfront condominium community with three floors, a parking garage, and a clubhouse.

This role requires a proactive, communicative individual with general handyman skills who can take ownership of routine maintenance, support emergency response efforts, and serve as a visible and helpful presence on the property.

Responsibilities Include:

• Conduct daily property walks to inspect floors, grounds, garage, and clubhouse

• Perform minor repairs: lighting, signage, doors/gates, painting, basic plumbing

• Log completed tasks and updates in the onsite maintenance log

• Respond to maintenance requests via the community work order system

• Communicate regularly with the Association Manager by phone or email

• Provide access and onsite coordination for outside vendors

• Assist with seasonal projects (storm prep, cleanup, etc.)

• Identify and report any major issues needing licensed professionals

Ideal Candidate:

• Has experience with general property maintenance

• Communicates clearly and consistently

• Is highly self-motivated and organized

• Can follow direction and complete tasks without constant oversight

• Comfortable working both indoors and outdoors in a coastal environment

• Can lift up to 50 lbs., climb stairs/ladders, and work safely and efficiently
